Ardeta Search is thrilled to partner with a distinguished property development & investment business specialising in residential, commercial, and student properties across the UK. With a long-standing history of property development, including purpose-built premises and renovated properties, our client is seeking an exceptional Head of Residential Lettings to lead and elevate their expanding portfolio.

 

The Opportunity

 

This is an exciting new role within a privately-owned business with a substantial portfolio of approximately 2,000 residential and student units across the UK. The successful candidate will have the unique opportunity to head up a dynamic team, take ownership of the department, and make a significant impact on the future of the business from their Sheffield HQ.

 

Key Responsibilities

 

  • Leadership & Team Management: Lead and inspire a growing 10-member lettings team, driving performance and fostering a positive, results-oriented culture.
  • Operational Oversight: Oversee all aspects of residential and student lettings, ensuring high occupancy levels, efficient tenancy processes, and exceptional service delivery.
  • Strategic Development: Develop and implement innovative policies and procedures to enhance the efficiency and effectiveness of the lettings department, aligning with the company’s growth objectives.
  • Stakeholder Engagement: Build and maintain strong relationships with internal stakeholders and external partners to ensure seamless operations and high service standards.
  • Revenue Optimisation: Work closely with the marketing department to maximize exposure, capture new business, and promote the company’s unique selling points (USPs) to ensure all units are fully let.
  • Process Improvement: Continually review and improve current working practices, including letting processes, tenancy renewals, and overall department performance.
  • Talent Acquisition & Development: Recruit, train, and develop new and existing team members, ensuring they meet key performance indicators (KPIs) and contribute effectively to the department’s success.
  • Reporting & Analysis: Produce high-quality reports, providing timely, accurate, and insightful data to senior leadership.

 

Ideal Candidate Profile

 

  • Experience: Extensive experience in residential lettings management is essential, with a strong track record of managing both residential and student properties. Experience in student lettings is advantageous but not mandatory.
  • Leadership: Proven people management experience, with the ability to lead, motivate, and develop a team to achieve high performance.
  • Strategic Vision: Demonstrated ability to deliver growth strategies and implement new systems and processes across a team or department.
  • Attributes: A goal-oriented, enthusiastic individual with high energy, creativity, resilience, and a passion for the property industry.
  • Skills: Strong communication, organisational, and administrative skills, with acute attention to detail and the ability to manage multiple priorities effectively.
